MRP Industrial and Clarion Partners are moving forward with a major speculative industrial development in Burlington County. The firms are developing a 728,000-square-foot warehouse on 58 acres at 1200 John Galt Way in Florence.
The site offers access to two major transportation corridors near the intersection of I-95 and Route 130. Burlington County has remained an active industrial market despite a broader slowdown in new warehouse construction.
Meanwhile, demand for large industrial spaces appears to be creating opportunities for new development. Clarion Partners has seen increased interest from tenants seeking at least 700,000 square feet.
However, Burlington County currently lacks available industrial properties larger than 300,000 square feet. That supply gap helped drive the decision to move forward with the Florence project.
MRP Industrial and Clarion Partners purchased the shovel-ready site from Whitesell Construction for $76.6 million in June. Construction began in July, with completion of the building’s core and shell expected in spring 2027.
Once completed, the warehouse will feature a 40-foot clear height and 123 dock doors. Additionally, plans include 359 vehicle parking spaces and 183 trailer stalls.
The project adds significant industrial inventory as developers respond to demand for larger facilities in South Jersey.
